Summary

About 1,000 permits are issued each month by San Jose's Department of Planning, Building and Code Enforcement. In this section of EveryBlock, we publish new permit information, so you can find out about building projects or renovations near you.

The department's information provides the location of each permit, the date it was issued and the assessor's parcel number (which is unique to each property). Also included is each project's "work type," which describes the work by classifying each permit with such things as alterations and additions, new construction or demolition.

Another work type is "sub-trades only." This simply means that no new construction is being permitted. The permit only allows electrical, mechanical or plumbing work. You can find which category applies to each project under the permit-type category.

Also note that each permit's sub-type will show you the intended use of the property. This can range from single-family homes to offices to warehouses.

Finally, the city's data includes code investigations. This means the city is investigating whether a project has been permitted.

How does the permitting process work?

Projects generally fall under two categories. Small projects — such as replacing a furnace — generally can be approved over the counter by the city. Large projects will go to a city-employed engineer for review. If the engineer approves, then a permit will be issued.
